抄録

This study aims to show the influence of urban housing development upon the spatial structure with regard to two aspects: physical changes in terms of land use and socio-economic changes in terms of the characteristics of residents and community.<br>This paper focuses on Itsutsu-bashi district, the old section of Sendai city adjacent to CBD. In the 1970s, the area experienced population decline. During the 1980s, however, it recovered population in the course of the construction boom of condominiums. The data were collected mainly by questionnaires and interviews:<br>1) The construction boom of condominiums in the study area started in 1983. By 1997, eleven condominiums and forty parking lots had been built and developed, which resulted in a dramatic change of land use in the area. A large number of tenants moved out, although most landowners and homeowners have remained in the same site or moved in the newly built condominiums.<br>2) The majority of original residents remaining in the area are running shops. Household heads moving out from this area since the redevelopment were not only shop proprietors but also professionals and office workers.<br>3) Residents in the condominiums are different from the original residents in life-style and do not attend to functions of neighborhood organization. However, households with children tend to be positively concerned with the neighborhood organization through an age group of children.
