抄録

This paper aims on clarifying the factors of depopulation at the vicinity of city center to focus on the characters of movers, such as types of household age, type of housing ownership. We select Yamada and Kasuga in Nagaoka City as our case study areas. These areas have built up densely since War Rehabilitation Land Readjustment Project. We find that main factor of depopulation is movement of the single households and family ones. Main factor of movement caused by housing is the unsuitable lot conditions such as many small and high D/F ratio lots and we conclude that if we don't focus on this factor, we can't solve the whole problems at the areas.
