Abstract
The study aims (1) to grasp the circumstances and forms of new detached dwellings following the land subdivision process in Bunkyo-ku, and (2) to analyze the residents' characteristics. The main results are as follows : (1) The residents of those detached dwellings are in high-income bracket, which is contrast to the idea "small-site resident=low-income bracket", (2) Most of those residents have moved from within Bunkyo District, which differs from general returning-to-urban-center cases, (3) These residents, compared to condominium residents, much came from nearby neighborhood areas, which unlikely contribute to the increase in the central population.
