Abstract
In order to consider the successions of small businesses in the historical and central area, the authors investigated the business and living styles of Kyo-Shinise's managers. Kyo-Shinise is business which have been existing over 100 years in the historical and central area in Kyoto city. Main results are following; 1) Most of Kyo-Shinise have been succeeded by the family members. 2) More than half of managers occupy their dwelling houses combined with business uses. 3) The patterns of succession of Kyo-Shinise can be classified into 6 categories. 4) Three factors are found for changing of the pattern of succession of Kyo-Shinise.
