Abstract
Creating sustainable society is the key concept of the future, and real estate sciences should contribute for this goal. As Japan is very urbanized society, creating sustainable cities is the major way for the goal. Though, Tokyo has been failing to be a sustainable city, because of very risky situation of hazards by earthquakes and relatively low quality of life, land use planning for density control should be a concrete way for achieving the goal. We should make a regional environmental plan for this purpose under the concept of growth management.<BR>Strategic environmental assessment (SEA) should be applied for the plan. SEA is a way to mitigate cumulative impacts. To conduct SEA, it is required to have more open process of such decisionmakings as policy level and plan or program level. Information disclosure of these levels is must. New social technology for public participation on regional level should be developed. The members of our academic society are required not only to conduct studies but also to play important roles for consensus building in the planning process. Through such contributions, real estate sciences could be expected to become sciences for the society.
