Abstract

The effects of the opening of two urban railway lines on residential gentrification in Nagoya, Japan, are separately investigated. The difference-in-differences model, a quasi-experimental model, is applied to explore the possible causal relationship between rail investments and residential gentrification. Two rail transit lines, which consist of subway and elevated railway, have been opened in the same year in a period of economic downturn. The analysis results reveal that these railway lines located in different areas have achieved their own geographic scale of influence. Furthermore, the analysis points that the railway line located in the center of Nagoya produces a significant change in household income in the nearby neighborhoods, while evidence of transit-induced residential gentrification is not found for the suburb of Nagoya.
