Abstract
This paper reports the research result carried out as the development research of our previous research to clarify the rent formation mechanism in Japan. First, we developed building micro geodata that recorded the spatial distribution of about 60 million residential buildings throughout Japan. In addition, we developed the database that can evaluate the value of about 11 million rental apartments and condominiums in Japan by giving them information on about 400 types of rent formation elements. Moreover, by clustering the database and performing sparse modeling on each cluster, we developed a method that clarifies rent formation factors that contribute positively or negatively to rent. As a result, as a nationwide trend, population dynamics around the property and the fullness of function of property contributed positively to rent formation. On the other hand, disaster risk does not affect rent formation.
