Abstract
<p>The purpose of this study is to clarify the actual situation of the vacant house rate at the district level and the position and conditions of the declining districts in the Okayama city based on the field survey. As a result of the analysis, 1) the declining area (vacant house rate of 10% or more) with a remarkable number of vacant houses is limited to about 4% of all areas, demonstrating the regional disparity in the vacant house problem. 2) The conditions of the declining districts include "infrastructure" as a common condition, and "location", "steep slope", and "history" as individual conditions. Declining areas are created by the combination of common and individual conditions.</p>
